Simple:

1. Download Steam client
2. Make Steam account
3. Click "Add a Game" on the Library page
4. Click "Non-Steam Game"
5. Find the game(s) you want
6. Choose them and click "Add Games"

You can now use the Overlay on those Non-Steam games. It should work for any game you own, even without Steam counterparts. To use the overlay, note that you have to boot the game through Steam from now on; otherwise it won't work ("It" being the overlay, not the game).

To use the friendslist and chat features you do need to buy at least one game through Steam, though. I'd personally get Portal and/or Portal 2, but I'll leave that to you.
